FHA Loans

An FHA loan is insured by the Federal Housing Administration, a federal agency within the U.S. Department of Housing and Urban Development (HUD). The FHA does not loan money to borrowers, rather, it provides lenders protection through mortgage insurance in case the borrower defaults on his or her loan obligations. Available to all buyers, FHA loan programs are designed to help creditworthy low-income and moderate-income families who do not meet requirements for conventional loans.

USDA Loans

A USDA Loan is also insured by the Federal Housing Administration, a federal agency within the U.S. Department of Housing and Urban Development (HUD). These Loans are only offered in rural areas and serviced by lenders that meet federal guidelines. Under the terms of the program, an individual or family may borrow up to 100% of the appraised value of the home, which eliminates the need for a down payment. Since a common barrier to owning a home for many low-income people is the lack of funds to make a down payment, USDA loans make homeownership a possibility to a much larger percentage of Americans.
